AZAD Apartment

Your answers, drawn to scale. The lobby on the left of the door has a hidden flush door and takes the shoes and coats. Dining is on the right as you come in, with your desk in the far corner and the white piano on the wall. The kitchen is fully open, and a fluted-glass screen in oak frames can close it. The family living room in the garden bay closes with the oak panel wall from your video.

What changed from Rev 1 to Rev 3.1

#QuestionYour answerWhat I did
1Option A or B?Neither. No foyer; shoes and coats in the lobby left of the door. Dining right after the door on the right. A fully open kitchen. Use the rest of the photos.New layout (Rev 2). The foyer is gone and the lobby keeps its walls with an open doorway. Dining is right of the main door. Both kitchen walls come down. The oak panel wall from your video closes the family living room. The door styles, mocha and sage photos are on the style board.
2Glass screen between island and dining?Add it and show me.An L-shaped sliding glass screen on the two open sides of the kitchen. I placed it so the island keeps its 4 stools. Use the Kitchen glass switch above the plan.
3FloorsOK for now.Warm-white porcelain in living areas and wet rooms, engineered oak in the bedrooms.
4Master bath upgradeNot now.Dressing room and bath stay as built. The layout still allows the upgrade later.
5Tub or showerTub for sure.A 170 × 75 tub in the family bath, under the window.
6Wall bed or sofa bedShow both. Both are drawn, with the Office switch above the plan and a comparison below.

R3Lobby doorwayFlush hidden door.A hidden door, flush with the wall on the reception side. It opens outward so the lobby keeps room for the cabinets. The guest WC door now opens inward.
R3Desk and pianoDesk in the far-right corner as you enter. White digital piano on the right wall between dining and reception. The desk is in that corner, facing the wall. The dining table turned to run across the room to make space, and the piano and bench sit on the west wall.

7Where the baby sleepsBedroom 2 is the kids' room for the next 10 years. The bassinet is out of the master. The kids' room is drawn now (toddler bed and cot) and in about 5 years (two beds and two desks).
Stage 02 · Garden

The garden: a play lawn and a hosting terrace

The garden faces south-south-east onto the compound's walkway and courtyard, with building 10 about 30 m across and your own block carrying on past the reception. So the design puts shade where people sit, screens the walkway without losing the view, and keeps the open lawn for the kids.

Stage 02 · Sun and orientation

The garden faces south-south-east

Measured from the satellite view at 30.0115° N, 31.5091° E: the garden façade faces 155°, turned 25° towards the east from the due south the drawing's arrow suggests. The chart is drawn the same way up as the plans, with the garden at the top. The shaded half of the sky is where the sun reaches the garden glass. The 3D walkthrough now uses this real sun: pick a date and slide through the day.

21 June 05:58–19:53 21 March 06:01–18:02 21 December 06:50–16:54
Dots every hour, clock time. 23 September follows the March path, an hour later on the clock (summer time).
  • Summer: morning sun, shaded afternoonsOn 21 June the sun is on the garden glass from 06:17 to 13:50, then swings round to the solid west wall. At midday it is almost overhead (83°), and in the morning it comes in at a glancing angle from the east, so little of it gets far into the rooms, even without a balcony above. Facing due south, as drawn, it would have had the sun from 10:11 to 15:41, through the hottest hours.
  • Winter: sun on the glass most of the dayOn 21 December the sun is on the garden side from sunrise to sunset (06:50–16:54), only 37° high at noon. Building 10 across the garden takes about two hours of it in the morning (see below). The rest of the day it reaches deep into the bedrooms and the living room: free warmth in the cool months.
  • Spring and autumnOn 21 March the glass gets sun from 06:01 to 15:07, 60° high at noon.
  • Master bedroom door: early sunThe glazed door to the side courtyard faces south-south-east like the other garden doors. In summer the sun reaches it from about 6:30, and the kids' room shades it after about 1 pm. Its shutter has tight slats for a full blackout.
  • Shutters on every openingAluminium roller shutters with the box hidden in the lintel: motorised on the garden doors, motorised or strap on the small windows. The master-bath window (west-south-west) gets the most summer afternoon sun, about 7 hours on 21 June. The schedule is in the design package, and the 3D model can open, half-close or close them all.
  • The breeze comes from the northCairo's prevailing wind blows from the north and north-west. The service façade with its high windows faces 335°, straight into it, so opening those and the garden doors cross-ventilates the whole apartment.
  • Your block: shaded summer afternoonsYours is the end apartment of building 9: five floors above you, no balconies, and the block carries on past the reception for well over 100 m. On summer afternoons it shades the garden. On 21 June the lawn outside the kids' room goes into shade at about 14:39 and the terrace outside the living room at about 14:49. On 21 March the terrace goes into shade at 15:21 and the lawn at 15:31. In winter the sun stays on the garden side, so your block never shades the garden.
  • Across the garden: building 10Past the walkway, the courtyard and the car-park entrance, building 10 is six storeys like yours, its façade about 30 m from your living-room glass (your Google Maps measurement, checked against the compound masterplan). In summer and at the equinoxes the sun is too high for it to matter. In winter the morning sun is low in the south-east, so it shades the terrace and the living-room glass from about 08:10 to 10:10 on 21 December. After that you have sun until sunset. In the satellite photo the plot is still a site yard, so this comes from the masterplan. The 3D model has all the neighbours: switch Neighbours on and walk out into the garden to see them.
Stage 03 · 3D

See it, walk it, build it

The 3D model, the photoreal renders and the design drawings are all built from the same centimetre measurements as this plan.

The style you're describing: warm minimal

Light oak joinery, warm white walls, handleless doors, soft rounded corners, and light coming from inside the joinery and the ceiling edges. The newer photos add mocha plaster with beige travertine, and sage with limestone. Your video adds the one big gesture: a slatted wood wall that opens and closes a room. The door-styles photo points to flush doors with shadow-gap frames.

What I need from you

  1. Walk the 3D model and tell me what feels wrong: sizes, what you see from each spot, what you see first as you walk in.
  2. Materials and colours: which way do you lean for the floors, kitchen fronts and sofa fabrics? Light oak with warm white, or the mocha and travertine from your newer photos?
  3. Planting: when you're ready, we'll choose the trees, the screen hedges and the courtyard plants together.
  4. Anything from the video narration that I should know. I can see the video but can't hear it.

What the site video showed me

  • Walls are cement-block infill set in a concrete frame. That's good news for opening up the kitchen. It still needs the engineer's sign-off.
  • The ceilings are a flat ribbed slab with no beams crossing the rooms. There are deep beams only over the big garden openings. So coves and ducted AC can run cleanly.
  • The garden openings have a raised concrete edge, and the garden sits a little lower than the floor. We'll build the garden up to a step-free threshold with a slot drain at each door.
  • The garden is overlooked by the floors above, the rest of your block and, 30 m across, building 10. The pergola or shades and the boundary fins handle it.
  • There's a service shaft in the maid and laundry area, where the utility sink, dishwasher and washer can drain.

I can see the video, but I can't hear the narration. If you said anything important in it, please send it as a short text.

To check on site before we commit

  • Structural sign-off to remove the two kitchen walls (3.76 m and 2.98 m).
  • Exact positions of the electricity board, water supply and drains.
  • The kitchen hood exhaust route to the north façade, through the ceiling above the lobby and guest WC.
  • Air conditioning: hidden ducted units above the corridor and lobby ceilings (2.55 m there). Rooms stay at 2.70 m with the cove lighting.
  • The compound's rules for the pergola or shades and for the garden boundary.
