What a contractor and your joiner need, and a check that every one of your requirements has a home. Everything here is drawn from the same centimetre model as the plan, the 3D walkthrough and the renders.
Your must-haves in your own numbering, what the design does about each, and the drawing that shows it.
| # | Requirement | How the design answers it | Where | Drawing | Status |

| 18 | Ambient and strong light | Warm LED coves and wall washers for ambience; downlights, pendants and under-shelf LEDs for tasks; scenes on keypads. | Everywhere | Lighting plan | Designed |
Warm 2700 K throughout, all dimmable. The glow comes from the edges (coves, washers, shelves) so the ceilings stay clean; bright downlights only over worktops, sinks and baths.
| Scene | What it does |
|---|---|
| Day | Coves 30 %, downlights off, under-shelf LEDs on in the kitchen. |
| Cooking | Kitchen downlights 100 %, island pendants 80 %, under-shelf LEDs 100 %. |
| Dinner / hosting | Dining pendants 60 %, coves 50 %, wall washers 40 %, kitchen 20 %. |

| All off | One press at the front-door keypad as you leave. |
The fibre box, router and network switch live in a vented bay of the lobby cabinet, beside the electricity board. Wired, slim white access points on the ceilings give full coverage, including the garden. Only the special sockets are drawn; standard sockets follow the usual layout.
To scale, dimensions in centimetres from the finished floor. Oak fronts are handleless in look, with slim brushed-brass pulls; 3 mm shadow gaps between doors.
A starting palette from your photos: warm white, light oak, travertine, sage and brushed brass. Samples to follow once you lean one way. Floor option: oak wood flooring in every room instead of the porcelain, keeping tiles only in the bathrooms, WCs and utility. Engineered oak with a hard-wax oil suits Cairo best, because it copes with the dry air and dust. Compare both with the Floors switch in the 3D model.
| Area | Floor | Walls | Ceiling | Joinery & tops |
|---|---|---|---|---|
| Reception, dining, family living, kitchen | Warm-white porcelain 60 × 120, 2 mm grout | Limewash-effect paint, off-white cream | Gypsum, LED coves at the edges | Light oak, handleless with brass pulls; travertine worktops |
| Lobby and guest WC | Same porcelain / honed stone in the shower | Paint; stone-effect tile in the shower | Gypsum, lowered for the hood duct and AC | Oak coat and shoe cabinets; flush hidden door |
| Bedrooms and office | Engineered oak, 19 cm boards | Paint, off-white cream; sage accent in the kids' room | Gypsum, flush ceiling light | Oak wardrobes to 240, bulkhead above |
| Family bath and master bath | Honed stone 30 × 60 | Microcement or terrazzo; sage vanity in the family bath | Moisture-resistant gypsum | Floating oak-look vanity, brushed-brass taps |
| Utility | Porcelain | Paint, washable | Gypsum | Oak-look laminate fronts, quartz worktop |
| Garden | Porcelain terrace, oak-look deck at the bedrooms, gravel courtyard | Stone plinth with wood-finish aluminium fins to 1.80 m; rendered wall with jasmine on the next-door side | Aluminium louvred pergola, bronze | Outdoor kitchen: BBQ, sink, prep |
One system everywhere: thermally broken aluminium frames in dark bronze, to match the pergola, with double glazing and sliding insect screens. Every opening gets an aluminium roller shutter with foam-filled slats. Its box hides in the 50 cm lintel above the opening, so nothing shows inside, and the motorised ones have a manual override. The sun column gives the hours of direct sun on each opening on 21 June, 21 March and 21 December, with the five floors above, the rest of the block and building 10 across the garden taken into account. On the plans, a dashed line outside each opening marks its shutter. In the 3D model you can open, half-close or close them all.
